Check a vendor's or tenant's certificate of insurance
Property managers collect certificates from every vendor and tenant, and most of them need the same few things checked. Drop one in and see what it shows.

What this check compares
- General liability of $1M and $2M, with a scheduled additional insured form
- Statutory workers' compensation with $500K employer's liability
- Auto liability of $1M any auto
- Whether policies are in force today, and when the first one expires
These are common starting points, not what your contract says. Your written contract decides what is actually required.
Questions
Can I change the requirements?
Not in the free check, which uses one common set. With an account you edit every limit and form to match your own leases and contracts.
Do I need an account?
No. You can check a certificate without signing up, up to three times a day. Saving the report or tracking the vendor asks for an email address.
What happens to my file?
Files are stored privately and deleted within about 24 hours. A report you choose to save is kept for 30 days, without the file.
Does this tell me the vendor is insured?
No. It compares what the documents show with a common set of requirements. It does not contact insurers, and your written contract decides what is actually required.
